A day in the Home Finders Swindon office

Posted on

No two days in the Home Finders office are the same. Actually, scratch that – every day is the same in one sense, we are always incredibly busy!

From helping people buy or sell houses to managing properties for landlords to discussing works with contractors, we are always on top of our game to provide great customer service.

Our core team boasts decades of experience in the Swindon property sector, experience which helps them carry out a multitude of tasks for landlords, property sellers, buyers and tenants.

So what are some of the things we do on a daily basis?

If you have a property to sell, we will carry out an initial appraisal of your property, taking into account local and wider market trends, similar properties on the market and recent sales in your area, as well as the design, size and appearance of the property. We will also make recommendations that may help maximise your property’s appeal.

To ensure your property is marketed to its very best potential, we will ensure high quality copywriting and marketing and can offer professional property photography, videos, floorplans, 3D images and drone photography.

Your property will appear on all of the major property portals like Rightmove, Zoopla and Wigwam as well as additional digital advertising (to include our social media outlets). We also understand the core values of old school estate agency, and so we may also drop cards, leaflets and property brochures, and will also ensure your property is advertised to our extensive database of clients and property investors.

As for our experienced Lettings team, Home Finders is well placed to provide accurate and honest recommendations regarding investing in property in our local market, and we also offer a tailored property sourcing service for investment landlords.

We also understand that no two landlords are the same. From experienced portfolio investor landlords to those who are looking to let their family home, we take the time to get to know each of our landlords and their specific needs, and work together with them to ensure their properties are let and managed in the way that suits them best, but always ensuring compliance with all current and ever-changing legislation.

Legislation and compliance in the lettings market is ever-changing, and penalties for getting this wrong can include civil penalties of up to £30,000, banning orders or even imprisonment. For landlords who do not currently let their properties with us we can also provide a full compliance review of their property and any existing tenancies.

As part of our Property Management service, every day will find us working on behalf of landlords. We could be carrying out one of our periodic property inspections to make sure the house or flat is being kept in good condition by the tenant. Or we could be coordinating a repair with one of our maintenance team including plumbers, electricians, boiler engineers, etc.

We could be marketing a new property and matching a landlord's property with the perfect tenant after running all the relevant backgroud checks and securing references. Or preparing a new contract for a landlord and ensuring that the property is fully compliant with all relevant legislation.

Whatever the day and whatever the task, you can be sure that we will be bringing all our experience of the Swindon property market to make every transaction as stress-free as possible, for buyers, sellers, landlords and tenants.

It's a busy life but a very rewarding one, too!

Any questions? Please call us on 01793 299135 or pop in to our Old Town office. We guarantee a warm welcome.
